All foreigners with any kind of fiscal (tax) obligations here in Spain (eg when buying property) are required to obtain a foreigner's identity number, called an NIE (Número de Identificación de Extranjero), which identifies you to the Spanish tax authorities. NIE numbers are issued by the Foreigners' Department of the National Police.
You will need this number when purchasing a property or a car, securing contracts for water and electricity, dealing with the tax authorities, opening a bank account - and for virtually any other transactions you wish to undertake in Spain.
It is vital therefore that you obtain your NIE number as a matter of top priority and urgency. Please note that it is not possible to register a property in your name without presenting this document. You have to produce your NIE number when the Title Deed (as well as the Mortgage Deed) is signed in front of the Notary.
To make the process as smooth and easy as possible, we offer our clients all the assistance needed to apply for this important number. This includes the preparation of the documentation to be presented, which varies according to nationality (EU citizens or Non-EU citizens) and which also may vary slightly from police station to police station.
Depending on your individual circumstances (including duration of stay here in Spain, whether accompanied by small children, etc) and the corresponding police station where you have to apply for this number (which will depend upon the location of your property), we make all the necessary arrangements for you and give you a tailor-made service, including transport (either by special coach or an individual pick-up service from the hotel where you are staying). There will be a colleague with you at the authority, assisting you in the whole application process. Should you have to apply at a police station which does not issue the document on the spot, we will collect the number for you once it is issued.
Finally, if you are unable to travel to Spain to apply for your NIE number we can advise you on how to do so through the Spanish Embassy in your home country.
